Digital Signage for Real Estate Agents: Window Screens That Sell

For a real estate agency, the shopfront window is the best piece of advertising space in the business. People walk past it all day – locals, prospective vendors checking who's busy, buyers on their lunch break. The question is whether that window is working for you at every hour, or only during business hours when someone remembers to swap the printed listings.

Digital signage turns an agency window from a static noticeboard into a property showcase that runs day and night, updates in minutes, and never needs reprinting. Here is how it works for real estate.

The window that never closes

A printed window display only works when someone is there to read it, and it only shows what someone last printed. A screen runs all night. The couple walking home from dinner, the shift worker at 6am, the vendor considering who to list with – they all see a bright, current display, not yesterday's listings behind glass.

That 24/7 exposure matters. A property listed on Tuesday afternoon is being shown to foot traffic from Tuesday evening. No waiting for the next print run.

Property rotations, not single posters

The limitation of a printed window is that you can only fit so many listings before it becomes a cluttered wall nobody reads. A screen solves this by rotating through properties – each gets a clean, full-screen turn, one after another, all day.

A typical rotation shows each listing for fifteen to twenty seconds with the hero photo, price or "contact for price", a one-line description, and the agent's name and number. Eight properties in the window, each getting full attention in turn, instead of eight shrinking to fit on one board.

Video walkthroughs in the window

This is where screens leave print behind completely. A video walkthrough – thirty seconds of someone walking through the property – does more to sell a home than any still photo. Put it on the window screen and every person walking past gets a guided tour, not a glance.

You already film these for the online listing. The window screen just puts them in front of foot traffic. A listing with a video on a loop in the window catches people who would never have searched for that address online.

High brightness is not optional

Real estate windows face the street, which means they face daylight. A standard TV in a sunny window is unreadable from the footpath – the glare washes it out and it looks like a switched-off black box. This is the single most common mistake agencies make with window screens.

High brightness commercial displays are built for exactly this. They stay readable in full sun, from across the road, at the angle people actually walk past. They cost more than a domestic TV, but a domestic TV in a sunny window is money wasted, because nobody can read it.

Automatic scheduling

The best window screen is one that manages itself. With scheduling software you can:

  • Rotate properties automatically, newest first.
  • Push a just-listed property to the front for its first week.
  • Mark a property "under offer" or "sold" the moment it changes, without reprinting.
  • Drop a listing from the rotation the day it is removed.
  • Run agency branding and "recently sold" slides between listings.

Set it up once and it keeps itself current. The window is always showing live listings, never a sold property that someone forgot to take down.

Sold stickers, done properly

One of the best uses of a window screen is the "sold" reel. A rolling display of recently sold properties, with the suburb and the sold price (or "sold above asking"), is the strongest vendor pitch there is. It says "this agency gets results" louder than any slogan. And it updates itself every time you add a new sale.

What it costs

A single high brightness window screen with a media player and scheduling software is a modest monthly outlay – comparable to a good print campaign, except it runs every day for years and never needs reprinting. Most agencies find one window screen pays for itself within a few listings, purely from the vendor enquiries it generates from people walking past.
